One step
at a time.
I’m a real estate agent, residential contractor, and investor, so I look at a house the way you’ll live in it: practical questions, an honest look at the property, and a plan for what comes next.

Start with the basics: why you’re moving, your timeline, the areas you’re considering, and must-haves versus nice-to-haves. Many buyers also sign a written buyer agreement at this stage that spells out services and compensation.
Get pre-approved
A lender pre-approval shows what you can borrow and makes your offer more credible to sellers. Budget for the down payment, closing costs, inspections, moving costs, and a cushion for repairs.
Search and tour homes
Set up a search that matches your criteria, then tour homes in person. Look past the staging at location, condition, layout, and how the price compares with recent nearby sales.
Make an offer
An offer covers price, earnest money, financing, contingencies such as inspection and appraisal, and the closing date. In a competitive situation, terms can matter as much as price.
Inspections, appraisal, and financing
Once under contract, schedule inspections, review disclosures, and work with your lender on the appraisal and final loan approval. Repair requests or credits are usually negotiated during this period.
Close and move in
Do a final walkthrough, review your closing documents, sign, and receive your keys. Keep copies of everything for your records.
Questions to ask any agent
- How do you communicate, and how often?
- What does the buyer agreement cover, and how is your compensation handled?
- Which lenders, inspectors, and title companies have you worked with?
